Reservations: A booking is only confirmed once we have received a deposit (or full payment in case of late bookings) - we will then confirm your booking in writing and by email where applicable. A provisional reservation will be held for 7 days and if we have not received a deposit (or full payment in case of late bookings) within this time the reservation will lapse. Deposit - can be paid by cheque, cash or by Paypal: If a booking is made 6 weeks or more before the holiday starts, a deposit of 20% is payable. The balance is payable not later than 6 weeks before the start date. If your holiday begins less than 6 weeks from the time of booking, the full rent is payable. Cancellation: In the event of cancellation less than 6 weeks before a holiday begins the whole rent is payable unless we succeed in re-letting. With more than 6 weeks notice, only the deposit will be forfeit. Cancellation Insurance: It is strongly recommended that you take out cancellation insurance. Arrival and Departure: All holidays usually start and finish on a Saturday (except as agreed for out of season short breaks). Tenancies commence at 1600 on the first day and terminate at 1000 on the day of departure. If you need to enter or leave the property outside of these hours, please call to arrange. We will provide you with a key, detailed directions, arrival and departure information and “What’s on” information approximately 1 week prior to your arrival. Upon departure we will return your security deposit after we receive the key and confirm there are no breakages/cleaning that need to be addressed. Where security deposits are to be debited with any amount, we will contact you first and provide you with an invoice for any works completed. Short Breaks: Short breaks are available by arrangement, depending on previously confirmed bookings. These will be detailed in your booking information. Parking: There is usually plenty of space directly outside the cottage (either at the front or rear). Cots/Highchairs & Occasional Beds: A travel cot, highchair and stair gate are available. There are 2 occasional beds, one in each bedroom if required. Pets: Pets are only accepted by prior approval and must be declared on your booking confirmation form. Electricity, central heating, fuel for open fire Electricity is provided in the cost of the rental. The heating is provided by storage heaters, fan heaters are provided if required. Coal and logs are provided but should be replenished after use. Tenant's Obligations: The tenant agrees:- a. to pay for any losses or damage to the property, from the security deposit. b. to take good care of the property and leave it in a clean and tidy condition on departure. We reserve the right to make a charge for extra cleaning if the property is not left in a satisfactory condition. This will be deducted from your security deposit. c. to permit the owners and their agents reasonable access to the property. d. not to part with possession of the property, or share it, except with members of the party listed when booking. e. not to exceed the total number of people stipulated in the property description or the booking confirmation, whichever is the greater. Liability: The owners shall not be liable for any loss, damage, expense, accident, injury or inconvenience, whether to person or property, which the applicant or any other person may suffer or sustain arising out of, or in respect of, any letting. Governing Law: The contract embodied in the booking is governed by English law, and subject to the exclusive jurisdiction of the English courts. Complaints: We try to take every care to prepare our property to a standard whereby our visitors will enjoy their holidays. However, it is impossible to check every item (particularly things like washing machines) on each turnaround, so if a problem does arise please let us know immediately. Every effort will be made to assist you.
