Booking Terms & Conditions.
General This property is let for holiday purposes only and confers no protection under the Housing act 1988. The agreement is solely with the person named on the booking form and is not transferable. This person must be over 18 years of age at the time of booking.
Access - You must give us or a representative access to the property in an emergency, or to carry out essential maintenance. This will be at a reasonable time and, where possible, by prior arrangement.
No Smoking – The property has a strict no smoking policy, which must be observed at all times.
Payment - A non-refundable deposit equal to 50% of the total cost of the holiday is payable at the time of booking, with the balance payable six weeks prior to the start date.
Number of Persons Using the Holiday Accommodation - Your holiday group must not exceed the maximum of 8 persons. Babies under one year old with their own travel cot need not be counted in the group (although they should be registered on the booking form). As the property is let for use by couples and families, we can refuse any reservation which does not meet this condition.
Pets – Pets are allowed by prior arrangement. The following rules must be observed
• you must not leave pets alone in the property or the garden
• you must not allow pets to sit or sleep on furniture, including beds
• you must exercise your pet away from the property
Arrival and Departure - Time of occupation is after 3.30pm on the holiday start date and you must vacate the property before 10.00am on the last day.
Cancellation – If you cancel your holiday 6 weeks before your arrival date, a £40 cancellation charge will be made, but you will not be charged the remaining 50% of your payment. If cancellation is less than 6 weeks before the holiday start date, full payment will be required.
Insurance - We recommend that you have holiday insurance.
Accuracy of information - We do everything we can to ensure the accuracy of the information provided. However, changes and errors do occasionally occur.
Rubbish collection – You must make sure that no rubbish is left on the premises after you have left. You should either put rubbish by the roadside prior to 7am on the Friday of your departure for collection by the local refuse service, or you must take it with you when you leave. An additional charge will be made for clearing rubbish left at the property.
Caring for your Safety - It is the guest’s responsibility (particularly parents with young children) to inspect the property and grounds immediately on arrival and note any possible hazards. Check the layout of your holiday property so that in an emergency you can get out quickly and easily. Please note and respect any warning/hazard/restriction notices that we have placed in the property and its grounds.
Play area and garden – You are responsible for your children. They must be supervised to an appropriate level, whilst enjoying the house and garden.
Disability Access - A separate disability access statement is available on our website, and you can request a paper copy.
Your Responsibilities - You must look after the property. This means you must keep all furniture, fittings and effects, (inside or outside the property) in the same state of repair and condition as at the start of the holiday, and you must leave the property in the same tidy order in which you found it. If you break these conditions the Owner/Caretaker can make an additional cleaning charge and/or make a claim against you for repair or loss as a result of damage caused. We are aware that accidents can happen, but these should be brought to our attention at the earliest opportunity, so that we can make arrangements to make good any problems during the changeover period, or immediately if necessary.
Behaviour - We are entitled to ask you to leave the holiday property, without refund if in our opinion your behaviour is unacceptable. Activities which do not allow neighbours of the holiday property quiet enjoyment are an example of unacceptable behaviour.
Dissatisfaction – Your stay is very important to us, as are your recommendations to others, so if there is a problem with the property you should tell us immediately so we can take appropriate action. We cannot help you if we do not know about your problem. If you do not report your complaint immediately, but choose to raise it on your return home, you accept that it will be harder to investigate this complaint after your rental has ended.
